This is a 30 year amortization loan. The first 7 years the interest rate does not change, after that it becomes adjustable once every 6 months.

  • 30-year amortization.
  • Initial rate fixed for 7 years.
    • Rate may adjust up or down on the first payment of the 8th year.
    • Loan may increase a maximum of 5.000% above initial rate.
    • Loan rate will never drop below 4%.
    • After initial adjustment, the rate may adjust every six months with a maximum adjustment of 1.000% up or down.
    • Rates based on 180-day SOFR plus Volo Costa Rica adjustment.
  • Loans up to 75% Loan to Value (LTV)*
  • No prepayment penalties

The loan to value represents a maximum percentage of the property value that can be financed. For example, a home with a value of $1,000,000 can receive a maximum loan of $750,000.

  • Up to 75% when the loan amount is between $100,000-$1,000,000
  • Up to 70% when the loan amount is between $1,000,000-$2,000,000
  • Up to 65% when the loan amount is between $2,000,000-$3,000,000
  • Up to 60% when the loan amount is between $3,000,000-$4,000,000
  • Up to 55% when the loan amount is between $4,000,000-$5,000,000
  • Up to 50% when loan amount is $5,000,000+
  • Lot loans are capped at 50% of a property’s value.
